CDC's involvement on the Lazarus Building Redevelopment was originally focused on the replacement of the 1908 and 1925 wood windows with a new high-performance aluminum window wall system that replicated the old window's appearance. CDC assisted the local architect by reviewing and writing specifications, developing window system details, and providing expert guidance. After working with the architect, CDC provided on-site performance testing of the window wall for the contractor and developer. The results of the field testing revealed minor workmanship issues with the window wall assembly that were readily resolved. However, the testing divulged excessive water penetration at the exterior masonry of the 1925 part of the building. The mortar at that half of the building was soft and extremely porous and jeopardized the moisture resisting performance of the exterior walls. CDC recommended re-pointing the exterior masonry at the 1925 part of the complex. CDC worked with all project team to analyze the problem and ascertain a solution that was cost effective and timely. The result is a renovated exterior wall system that combines the best of the old with new energy efficient fenestration, and the Lazarus Redevelopment revives its historic presence in the City of Columbus.
