As a consultant to the Owner, CDC investigated infiltration and cracked brick problems. We specified and monitored the remediation to all the walls on this large masonry project. Work included removal of three courses of brick at each floor line and retrofit of new flashing, soft joints and brick anchors. While performing the original investigation, CDC consultants found brick veneer over metal studs and/or CMU walls, no horizontal "soft" joints and too few vertical control joints, and missing brick support anchors. CDC consultants also wrote prescriptive specifications, supervised bidding, assisted in contractor selection, and performed field observations. Design repair was done by removing small areas of brick at the support line, replacing all brick support angles, and introducing a "soft joint" below the angle.
